Automated property tax protests, every year, for $15/month

Most homeowners protest once and forget. Your appraised value rises every year. We watch your property year-round and automatically generate a ready-to-file protest packet the moment your annual appraisal notice publishes — plus a full exemption review flagging any benefits you qualify for but haven't filed.

$15/month or $150/year Coming soon

Who is this for?

Texas homeowners who've protested once and want it handled automatically every year. Especially valuable for owners in fast-appreciating neighborhoods where annual increases consistently exceed the 10% homestead cap, and for anyone who qualifies for exemptions (over-65, disabled, veteran, agricultural, solar) but hasn't filed them yet.

What does $15/month get me vs. the $50 one-time packet?

The one-shot $50 packet handles this year. The subscription handles every future year — automatically regenerating the packet when your appraisal notice publishes, re-running the full exemption review, flagging value changes, and emailing you a complete ready-to-file PDF. The break-even is year two: $150 annual vs $50 + your time to remember and re-run.

What's in the report

  • Annual auto-generated protest packet — same evidence depth as our $50 one-time product
  • Full exemption review (homestead, over-65, disabled veteran, agricultural, solar/wind, historic) with pre-filled application forms
  • 10% homestead-cap audit — flags when MCAD's appraised value drifts from the homestead-capped value
  • Year-over-year comparable-property trend chart for your neighborhood
  • Email alerts when your appraised value publishes (typically April–May), when the protest deadline approaches, and when the appraisal review board issues your decision
  • All four counties supported (Montgomery, Harris, Dallas, Travis); more on the way

Frequently asked questions

Do you file the protest for me?

No. Per Texas Tax Code Chapter 1152, only licensed property-tax consultants can represent owners. We're a document preparation service — we generate the ready-to-file packet and you file it via the county's online portal, mail, or in person. Filing takes 5–10 minutes once you have the packet.

What if I don't want to protest in a given year?

Skip it. The packet is automatically generated but you decide whether to file. Some years your value barely moves and a protest isn't worth the effort — the email digest will tell you exactly how much your value changed and what the comparable-property data suggests.

Is this cheaper than a property tax consultant?

Significantly. Most consultants charge 30–50% of first-year savings on contingency. On a $1,500 successful protest that's $450–$750 in year one alone. Our subscription is $150/year flat regardless of outcome. Trade-off: the consultant attends the hearing on your behalf; with our service you present the data yourself (or accept the informal-conference offer without a hearing — most owners do).

How is exemption review part of this?

Each year we check whether you qualify for every Texas exemption (homestead, over-65, disabled, disabled veteran, surviving spouse, agricultural, solar/wind, historic) and flag any you should file. If you turn 65 between now and next April, the over-65 exemption is worth ~$10,000 in appraised value reduction plus a tax-rate freeze on the school portion — easy to miss, easy to file with our pre-populated application.

When will this be available?

Currently in development; targeting launch before the next protest season (April 2027). Sign up for the waitlist below and we'll email you the moment it's live, along with founding-subscriber pricing.
